YES ON y IMPLEMENTS MORE PROTECTIONS THAN CURRENT ZONING - Way MORE

 
 

Current Town zoning on the property allows development of 78 highly visible homes to be built on the hillsides across nearly every inch of the 410-acres and preserves only a sliver (6% of the property) as designated open space. Magee Preserve is a significant improvement. Taking the public’s concerns about development into consideration and through thoughtful planning, YES on Y and YES on Open Space:

  • Restricts building to 69 single-family lots, completely unseen from Diablo and Blackhawk Roads, by clustering the homes together on only 29 acres of the flattest, lowest part of the property.

  • Permanently preserves 381 acres (93% of the entire property) as public open space, guaranteeing it is off-limits to future development forever.

  • Creates miles of new public trails in partnership with East Bay Regional Park District (EBRPD).

  • Provides necessary lands to the Town to give cyclists and pedestrians a new, safer alternative to travel on Diablo Road.

YES ON y MEANS MORE OPEN SPACE TO LOVE IN THE PLACE WE LOVE

Magee Preserve is a Town Council approved project for the Town of Danville that prioritizes the preservation of the foothills of Mt. Diablo and Danville’s unique way of life for future and current generations. The Danville Planning Commission and Council overwhelmingly approved this one of a kind project in Summer 2019, and it is also supported by Bike East Bay, Mount Diablo Cyclists and Valley Spokesmen. In addition, Save Mount Diablo and East Bay Regional Park District (EBRPD) support this breathtaking project because of Magee Preserve’s significant conservation and recreational values.

The project preserves 381 acres —93% of the property—as new permanent public open space, protected forever by both scenic and habitat conservation easements. That’s why it’s called “Magee Preserve.” Current Town zoning on the property allows development of 78 highly visible homes to be built on the hillsides across the 410-acres and preserves only a sliver (6% of the property) as designated open space.

Magee Preserve is a better idea: Fewer homes, all out of sight from Diablo and Blackhawk Roads, and preserving 93%—or 381 acres—of the property for public open space. The newly, unanimously approved project proposes 69 single-family lots clustered on just 29 acres—or 7% of the total—on the lowest part of the property and completely out of sight from Diablo and Blackhawk Roads.

Magee Preserve also adds—at no cost to taxpayers or the Town—miles of new public trails to the East Bay Regional Park District for the enjoyment of Danville families, connecting Mt. Diablo State Park to Sycamore Valley Regional Park and the Iron Horse Trail. It safeguards the gateway to Mt. Diablo State Park (over a mile of pristine land along the southside of Diablo Road and east of McCauley Road) and protects Green Valley Creek, views and local wildlife.

This project also provides critical lands to the Town for future expansion of the paved biking and pedestrian trail along Diablo Road, providing a safer option for cyclists, runners, and walkers and their dogs. It also makes safety improvements—for the first time in decades—to traffic flow on Diablo Road. All at no cost to taxpayers. Plus, the project generates $1.5 million annually in new tax revenue for local schools and Town services.

Every one of these benefits become real on March, 3, 2020 the minute Danville voters vote YES on Open Space.

 
 

UNANIMOUSLY APPROVED BY THE DANVILLE TOWN COUNCIL

On July 2 and July 16, Danville’s Town Council voted unanimously YES on Magee Preserve, which is now YES on Y. In the 5-0 vote, Councilmembers lauded the project's careful planning that maintains the integrity of our community and preserves a key piece of land for generations of Danville residents, hikers and bikers. In late May, the project was overwhelmingly recommended by Danville’s Planning Commission. Today, it's up to Danville families to back up what the Danville Planning Commission and Town Council have already, overwhelmingly, approved. Please vote YES on Y for more open space in Danville on March 3, 2020.

yes on y: SUPPORTED BY LOCAL ORGANIZATIONS

Dozens of local grassroots and neighborhood organizations and community leaders are on record in support of Magee Preserve, including Save Mount Diablo, East Bay Regional Park District, the Danville Planning Commission, and the Danville Town Council. It is also supported by every one of Danville’s major bike groups, including Bike East Bay, Mount Diablo Cyclists, Valley Spokesmen Bicycle Club, and the leaders of the San Ramon Valley Mountain Bike Club.

YES ON y GUARANTEES: NO VISIBILITY FROM DIABLO AND BLACKHAWK ROADS

Protecting the viewshed is a key component of YES on Y and the already-Town approved Magee Preserve project. That’s why no homes will be visible to motorists on Diablo Road and Blackhawk Road. Instead, the homes are situated on the lower flatter portions of the property, tucked amongst the natural topography, existing mature oak trees, or built behind existing development to ensure view preservation. YES ON y: HOMES THAT REFLECT DANVILLE’S CHARACTER 

Every home is designed to blend with the surrounding styles of the adjacent neighborhoods and to fit the unique character of Danville. The secluded area of homes will be nestled on 10,000 to 48,000 square foot lots. A minimum of 10% of the homes would be constructed with attached secondary units, meeting the Town’s inclusionary housing requirements.
